Position Summary

Responsibilities

  • Lead, mentor and support a team of Regional Facility Managers
  • Oversee the development and execution of the maintenance training curriculum by integrating third-party vendor trainings and partnering with RPM Living Training Department.
  • Design, implement and continuously improve a standardized preventative maintenance program for all properties.
  • Partner with vendors, regional managers and lead maintenance technicians to identify and implement cost saving opportunities and operational efficiencies.
  • Negotiate and manage annual vendor service schedules optimize performance and reduce long term costs.
  • Support review and development of scopes of work for capital expenditure (Capex) projects.
  • Provide technical guidance to Regional Managers on complex or escalated maintenance issues to ensure timely and effective resolution.
  • Lead recruitment, interviewing, and onboarding maintenance technicians to build a skilled and service-oriented team.
  • Conduct regular property inspections to assess physical conditions, compliance, and maintenance performance..
  • Develop and coordinate monthly safety meetings to promote a proactive culture of workplace safety and regulatory compliance.
  • Serve as the primary facilities liaison with ownership groups and asset managers, providing regular updates on property condition, maintenance initiatives, capital planning, and operational performance.
  • Develop and maintain strong client relationships by ensuring timely communication, responsiveness to client concerns, and delivery of high-quality facilities operations that align with ownership objectives.
  • Participate in client meetings and property reviews, offering facilities expertise and contributing to strategic discussions around property performance, budgeting, and long-term planning.

Qualifications

Education & Experience:

  • Bachelor’s degree in Facilities Management, Construction Management, Engineering, or a related field. Experience may substitute for education.
  • Five years of experience in property maintenance preferably in the multifamily industry
  • EPA or HVAC Certification
  • CPO certification preferred.
  • Valid Driver’s License
  • Knowledge of building systems and maintenance operations across multi-family residential properties, including HVAC, electrical, plumbing, and life safety systems.
  • Knowledge of OSHA, EPA, NFPA, and local building codes and regulations applicable to property operations and maintenance.
  • Skilled in preventative maintenance planning, execution, and evaluation, including cost-benefit analysis and life-cycle management.
  • Knowledge of capital expenditure planning and project management, including scope development and contractor oversight.
  • Skilled in vendor negotiation and contract management practices, including cost control and service level agreements.
  • Skilled in creating companywide SOPs and training.
  • Skilled in Microsoft Office Suite, Project Management, Adobe, Yardi
  • Skilled in leadership and team management, with the ability to coach, support, and evaluate the performance of multiple Regional Facilities Managers.
  • Skilled in using facilities management software, project tracking tools, and Microsoft Office Suite to track performance, manage schedules, and document results.
  • Ability to communicate effectively both verbally and in writing
  • Ability to lead a multi-regional facilities program with consistency, accountability, and continuous improvement in mind.
  • Ability to foster a culture of safety and compliance, ensuring that safety meetings, training, and protocols are embedded in daily operations.

Physical Requirements:

  • May be required to sit or stand for extended periods of time
  • Must be able to read documents, computer screens and data
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 15 pounds
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

  • This is a hybrid role, requiring the associate to work in one of our corporate or regional offices 4 days per week.
  • The office is an open setting which may include bright lights, constant noises and distractions.
